Lettings Only Service (Agreement 1)

The Lettings Only Service is offered to Landlords who do not require BPR to undertake full management of the property. The charge for the lettings only service is £300.00 + VAT. The Lettings Only Service includes:

1) Advising the Landlord on the likely rental income.

2) Advising the Landlord on Safety Regulations governing the residential property lettings market.

3) Drawing up the Inventory.

4) Advertising your property in local newspapers, local shop fronts and Post Office Counters and advertising on our web site (see search to see how your property appears on the Internet). Additionally, your property is advertised on a high profile Europe-wide web site which specialises in the advertisement of residential properties (rentals and purchase) for Estate Agents, Property Management Companies and Related Services in the UK and provides Property Listings and related services across Europe.

5) Interviewing prospective tenants and taking up full references including bank reference, employer reference and previous landlord character reference. Where necessary, additional security would be requested by means of a guarantor.

6) Drawing up the Tenancy Agreement necessary for the Landlord to gain protection of the relevant Rent and Housing Acts, and renewing the Agreement where necessary at the end of the term.

7) Liaising with the Landlords mortgagees where necessary with regard to the references and Tenancy Agreement.

Full Lettings & Management Service (Agreement 2)

The Full Lettings and Management Service is offered to Landlords who require BPR to take on the responsibility for finding suitable tenants and the ongoing management of the property (including the collection of rental income from tenants, inspections of the property whilst occupied by tenants, and both general repair and emergency maintenance of the property subject to an agreed expenditure limit).

In addition to the 7 services listed in the Lettings Only Service (above) the additional  8 services listed below are offered under the Full Lettings & Property Management Service Agreement:

8) Taking a deposit from the tenant to be held by BPR as stakeholders until the end of the tenancy when the Property and Contents have been checked for unfair wear and tear.

9) Collecting the rental income monthly and paying over to the Landlord monthly (normally sent within seven days of collection, depending on the payment method agreed at the start of this Agreement) less any fees or expenses due or incurred for the period. Payment can be made by Standing Order/Direct Debit (offered to Landlord on the Rent Guarantee Scheme), Cheque or Cash together with a detailed Rental Income Statement.

10) Arranging with service companies (principally electricity and gas) for meter readings and advising them of the transfer of service contracts to the tenant at the beginning of each tenancy.

11) Regular inspections of the Property to be carried out on a quarterly basis. Responsibility for and management of empty property is not normally included, and will only be carried out by special arrangement.

12) Co-ordination of Repair or Maintenance including arranging of contractors’ to attend the Property and obtaining estimates where necessary, supervising works and settling accounts from the rental income received.

13) Carrying out a full property inspection and inventory check at the end of the tenancy and dealing with matters relating to unfair wear and tear before releasing the tenant/s deposit.

14) Serving appropriate Notices to tenant/s as and when required.

15) Collecting and forwarding Landlord’s mail.
