Property Repairs & Maintenance - Landlords
Under current government legislation and regulations governing the residential property lettings market, both Landlord and Tenant have responsibilities for repairs and ongoing maintenance of let properties.
In general, the Landlord is responsible for the following repairs and routine maintenance:
- the structure and exterior of the property.
- baths, sinks and basins and other sanitary installations.
- heating and hot water installations.
- other parts of a property or installation which is owned or controlled by the Landlord and whose disrepair would affect the tenants e.g. electrical appliances.
Tenants responsibilities under common law, and as specified under the tenancy agreement to take care of the property in a ‘tenant-like’ manner, are generally as follows:
- to use the property in a responsible way.
- to unblock sinks and drains (internal and external drains) clogged up by waste.
- to replace electric light bulbs when they fuse.
- clean the windows when necessary.
- turn off the water supply to the property and empty the water boiler, to prevent burst pipes, before going away for winter periods.
- keep gardens in a tidy state and use the refuse bins provided.
- not damage the property wilfully or negligently, or allow their families and guests to damage it either, and tenants must carry out the repairs to accidental damage and damage caused through negligence.
It is important that Landlords respond immediately to maintenance issues. BPR works closely with a reliable source of registered plumbers, electricians and handymen who can work on your investment property day or night. All the work is pre-approved by you in writing, except for emergencies. In an emergency we take care of the problem immediately and contact you as soon as possible. We agree on a pre-approved expenditure limit for repairs, maintenance and general caretaking so that there are no hidden surprises. We pay for the work and then deduct from your tenants next rental payment..
The fees and rates we obtain from our contractors and handymen are very low, due to the number of properties we manage and the regular work we provide for them. Most of our contractors have worked with us for many years and are familiar with our pay scale and standards of workmanship.
In the event of any property emergency, outside office hours, our staff can be contacted via an emergency contact number (mobile 0411 682009). We will investigate the emergency and call out our appointed contractors to carry out the repairs as required by current legislation, regulations and guidelines. Alternatively, you may appoint your own contractors’ to carry out any necessary repair and maintenance work.
